The educational legislative briefing was presented by the Executive Office of Elder Affairs in collaboration with the Attorney General’s Office, Massachusetts Home Care and the AARP Foundation of Massachusetts in their continuing efforts to prevent the abuse and exploitation of elders.

In a speech geared toward legislators, Executive Office of Elder Affairs Secretary Mike Festa advocated for improved coordination across bodies of legislation and state government and expressed an interest in getting the Massachusetts Bar Association involved. Attorney General Martha Coakley also spoke, informing all that she had added “Victim Witness Advocates” for elders in her regional offices and expressed her strong conviction for pursuing financial “predators” of the elderly.

“Both Secretary Festa and Attorney General Coakley are extremely dynamic speakers and I found the talks to be very informative and helpful. It was a positive step towards letting folks know what is being done with regard to protecting elders from abuse and exploitation. While there’s no single way to attack the problem, providing education, prevention and outreach are steps in the right direction,” said DiGiorgi.

The Reverse of Traditional Thinking

A reverse mortgage, essentially the opposite of a traditional or â??forwardâ? mortgage, can enable seniors to tap into accumulated equity without having to face ongoing payments. Unlike traditional mortgages where borrowers make monthly payments, in a reverse mortgage the cash flow is reversed, and the lender makes payments to the borrower.  This enables borrowers to use the tax free cash they receive in any way that they wish with no monthly payments due to the lender.

 

There are no minimum income, asset, or credit qualifications to meet and no effect on Social Security or Medicare benefits. The property must be the primary residence of the borrower and adequately insured and maintained, with real estate taxes kept current. At that time, the heirs can sell, or refinance, the property to pay off the loan.

 

Once the province of a few small banks and private lenders, the great majority of reverse mortgages today are provided through government-sponsored programs, namely the HUD/FHA Home Equity Conversion Mortgage (HECM) and the Fannie Mae Home Keeper (HK) programs.

The event was hosted by Old Colony Elder Services (OCES) of Brockton, one of 27 private, non-profit Aging Services Access Points (ASAPs) in the Commonwealth of Massachusetts. 

The event, which offered free screening services and advice for residents of the senior housing complex, was sponsored by the American Physical Therapy Association of Massachusetts (www.aptofma.org) and participants included the Sears Hearing Aid Center of Brockton (www.searshearing.com/).

Residents were able to have their balance checked and tested by a physical therapist and learn what they could do to improve their balance. Postural Screens taught the residents about ways to improve their posture and reduce postural back pain. Blood Pressure Checks were conducted and residents learned how staying active could prolong their healthy years. Electronic Hearing Tests and Video Otoscope Ear Inspections were conducted on-site by the Sears Hearing Aid Center.

To better inform the residents about balance and fall reduction, a presentation entitled “Don’t Let the Fall Get to You” was presented by Peter Crimmins, PT of the American Physical Therapy Association of Massachusetts.

“We were very pleased with the turnout for our Senior Wellness Fair. Residents were able to obtain valuable information about their current health while also gaining a better knowledge of how to stay well,” explained Nicole Welch, LCSW, Program Development Manager at OCES.
